Operations Manager for American Self Storage

Role Summary
We’re hiring a high-caliber operator with a real-estate mindset to own day-to-day performance across our self-storage portfolio. You’ll lead site managers, drive revenue (sales/marketing/pricing), tighten operations (process, audits, collections, maintenance), and manage the P&L by facility. This role is designed to de-risk the business by taking the operational helm—freeing ownership to focus on strategy, construction, and technology. In short: run the management company.
What you'll do
- Own results across assigned facilities: occupancy, revenue per available unit (RevPAU), NOI, and cash conversion.
- Run a tight ship: implement/maintain SOPs; ensure immaculate facilities, secure sites, and efficient workflows.
- Lead weekly operating rhythm: KPI review, blocker removal, and focused action plans by site.
- Execute monthly site audits (cleanliness, security, merchandising, signage, unit health, delinquency/collections).
- Coordinate CapEx & light construction with development partners; keep timelines and budgets on track.
- Drive pricing and revenue management (street rates, dynamic adjustments, promotions, renewals, rent increases).
- Oversee collections strategy and execution; reduce bad debt and days delinquent.

Set budgets, channel mix, and underperforming-store turnarounds; hold teams accountable to weekly local marketing (competitor shops, business outreach).

Optimize digital presence
Improve (SEO, listings, reviews) and in-store merchandising to lift lead volume and conversion.
Team Leadership and Talent
- Manage and mentor site managers and maintenance techs; coach underperformers, develop top talent.
- Hire end-to-end: write postings, screen, interview (phone → on-site working interviews), references, background checks, offer letters, and onboarding.
- Set clear goals and incentives aligned to outcomes (occupancy, collections, reviews, secret-shop scores).
- Foster a “people, people, person” culture—high service standards for prospects and existing customers.
Continuous Improvement & Tech
- Find inefficiencies and fix them (in order of priority): revenue ↑, asset utilization ↑, team/time efficiency ↑, expense ↓.
- Partner with ownership on construction/tech initiatives; be “in the weeds” where it matters and independent where it doesn’t.

What Great Looks Like at 30/60/90 days
Day 30: Portfolio baselined; audit all sites; confirm SOP gaps; stabilize delinquency process; finalize hiring pipeline for any openings.
Day 60: Pricing and marketing plans live per store; measurable lift in lead-to-lease; collections trending down; top 3 CapEx needs per site defined.
Day 90: Portfolio KPI momentum: +occupancy, +RevPAU, −bad debt, +review scores; managers executing weekly playbooks independently; budget variance within plan.
Core KPIs: Occupancy, RevPAU, Lead→Lease %, Delinquency %, Google rating/volume, Audit scores, NOI vs. budget, Labor as % of revenue.
Qualifications
Experience
5–10+ years in self-storage, multifamily, or commercial real-estate operations (asset/regional manager or equivalent) with multi-site P&L ownership.
Sales & Marketing
Ability to lead hiring, coaching, performance management—no hand-holding required.
Systems Comfort
Comfortable with FMS/CRM, Google Workspace, basic accounting tools; BI/reporting proficiency.
Proven Leadership
Marketing fluency (agency and local-store marketing).
Financial Acumen
Ability to handle budgeting, forecasting, and variance analysis.
Strong Comms
Excellent communicator, decisive, organized, highly accountable, and calm under pressure.
